Flat and apartment removals in Folkestone
Leas conversions, Creative Quarter studios, harbour-side apartments and hillside walk-ups. Flat moves here succeed or fail on three things that never appear in a room count: the lift door, the stairwell turn, and where a van can legally stand.
Folkestone has an unusually wide range of flats for a town its size, and they behave nothing like each other. A new harbour-side apartment is among the easiest moves we do. A top-floor conversion on The Leas with a retrofitted lift is among the hardest. Same town, fifteen minutes apart.
The three things that decide it
The lift — its door, not its car
A lift that looks generous is useless if the doorway will not take a wardrobe on its side. In Leas conversions especially, lifts were fitted into a stairwell void decades after the building went up and the door opening is the constraint. Measure it and send the number.
The stairwell turn
Specifically the half-landing. Victorian and Edwardian staircases here turn tightly, and plenty will not pass a three-seat sofa at any angle. Where that is the case the sofa comes apart or a different route gets used, and we would far rather know at survey.
The standing distance
How far from the communal door to the nearest legal place to put a vehicle. Twenty metres is nothing. Eighty metres on a slope, twice, for every item, is a completely different job.
The kinds of flat here
The Leas and the seafront conversions
Large Victorian and Edwardian houses split into flats. Handsome, generous rooms, and the hardest internal access in the town. Original banisters do not come off, and the first landing is usually where the problem is.
The Creative Quarter
Studios and flats above shopfronts on the Old High Street and around it. The street is the challenge: steep, narrow and partly stepped. We shuttle. Studios also frequently contain kilns, presses, plan chests and framed stock — heavier or more fragile than ordinary contents, so say what is in there.
The harbour side
Newer apartments with loading arrangements, goods lifts and wide corridors. The best access in Folkestone. Ask your building manager whether the lift needs booking.
Town-centre and hillside walk-ups
Flats over shops and in converted terraces, stairs only. More crew rather than any clever technique, and an early start so the pavement is quiet.
What we do differently on flats
- Measure the lift before the day, not at the door
- Plan a stair route as a fallback even when the lift works
- Protect communal hallways and lift interiors — those belong to other residents
- Take a sofa apart if the half-landing says so, and rebuild it upstairs
- Match crew numbers to the carry, not to the volume
Getting a quote
Both addresses, the floor at each end, whether there is a lift and how wide its door is, and a rough list of what is going. Photographs of the communal entrance and the stairwell turn are worth more than a paragraph. Larger loads sit under house removals; a single room is man and van.

Why do you ask about the lift so much?
Because it decides the day. A lift with a wide door takes a wardrobe standing up and the move is quick. A retrofitted lift in a Leas conversion frequently will not, and then everything above the second floor goes up the stairs with more hands. Measuring the door takes a minute.
Can you move a studio in the Creative Quarter?
Regularly. The street is the challenge rather than the flat — steep, narrow and partly stepped. We park where a vehicle legally can and shuttle in. Studios also tend to contain things that are heavier or more fragile than furniture, so tell us what is in there.
Are the harbour-side flats easier?
Considerably. The newer harbour development has proper parking, lifts built for furniture and wide corridors. Some have a lift booking system, which is worth arranging as soon as you have keys.
What if there is no lift at all?
Then we send more people, not fewer. A fourth-floor walk-up with two crew is how furniture gets damaged and backs get hurt. It costs more in hands and less in everything else.
Is a flat move cheaper than a house move?
Usually less volume, sometimes more labour. A ground-floor flat with parking outside is one of the cheapest moves there is. A top-floor Leas conversion with no lift is not. It is the access, not the property type.
